About the renovation:

Not that the original 1951 home wasn’t nice, however the builder had a grander vision of a taking an average three bedroom house and recreating a 4100 square feet masterpiece. As a renovation of this caliber would cost just as much as a complete rebuild, the entire house was completely torn down, the basement dug out and hauled away to make room for a new construction that was completely customized for a prosperous Toronto family.

The original house wasn’t big enough to accommodate a family with many children. Rooms were too small, with little closet space and there was only one bathroom, and it was upstairs! The kitchen was so cramped, it wasn’t even eat-in.

In order to update and modernize this old house and build a five bedroom and baths home with a special Passover kitchen, study, family room, dining room, and spacious kitchen, the work and costs entailed would be about the same as a new build. The advantage of building from scratch was that the house could be fitted with an energy efficient heating and cooling system, new plumbing, and improved wiring. It was also be made exactly to the desired specifications of the owner and builder. The modernized house was both beautiful and functioned well its upgraded systems.

From the torn down remnants of the old house, dirt and rubble, a brand new structure was risen – bigger and better – perfect for the lively patter of young feet.

The entire house, including the basement had been destroyed, torn down and dug out.

Living room after

Living room after

A skylight was built above the staircase, allowing natural light to pour in all through the main floor. Hardwood oak, four inch plank flooring runs through-out the main floor. New vinyl casement, Energy Stair performance windows (with a crank)were installed.

A gas fireplace with limestone surrounding is the showpiece of this living room, accented by mahogany, handcrafted tables, European-style couches, and lush, stylish drapery/shutters (King Drapery).

 This office area, just off of the living room did not exist previously.

The soft wall colours (Para Paints) of green and taupe are carried through the entire house, contributing to the elegant and serene overall feel of the decor. A silent floor system, that keeps the noise level down on both levels, adds to the tranquility of the happy home.

Crown molding is also installed through out, adding a classic look, much like the white french doors.

The old kitchen was much too small and could not even accommodate any eating space.

The new kitchen is both beautiful and modern. The stunning granite island is great work space and can also be used for a quick bite. The matching granite back splash is complemented by the warm oak flooring that runs into the other rooms.

A sports fan fantasy, a large portion of the basement is designed as a hockey rink – imagine the floor tournaments – that no doubt delights the young ones.

The rest of the basement, which has been water-proofed and has insulated, and raised floors, includes: an additional kitchen, storage room, and two bathrooms.

The new home took just under a year to complete. It was more a new build than a renovation, however, with the costs amounting to the same for either method of building, it just made sense to create a dream home from scratch.
