  • A stumper for the HVAC technicians?

    Maintenance & Repairs - 7 hours ago

    Additional Details

So I'm in an HVAC class. My lab was a unit change out. Everything was going smooth and easy, until I tried to raise the head pressure to 278 psig. The first time I got my head pressure up around 278 psig. While measuring my subcool(which was fluttering around 20 degrees) the high pressure switch cut out. After that It cut out at around 160psig. I bypassed the hi/lo pressure switches, because they kept tripping, and raised head pressure to 200 psig. Above that and the compressor cuts out while the condenser fan keeps blowing. I weighed in the charge of 5.8 lbs of R-22, like the label on the unit called for, if anything it is overcharged. I pulled a triple evac. It is not on me yet to troubleshoot this unit, but I hate failure. This one has two of my instructors suspecting different causes; bad compressor or undercharge. Any ideas? To raise the head pressure, we wrap the coils with plastic and limit airflow. I say it is overcharged because 5.8 lbs is a complete charge with 25' of lineset. This unit has approximately 19' of lineset. The evap coil was not replaced with the condenser. The TXV works fine, it maintains 10 degrees superheat. I think I got everything. The filter drier is just a standard issue. About the size of an orange. The sight glass has a few stray bubbles, which I have received mixed information on. A short time instructor said a proper charge should show no bubbles, another instructor said a proper charge would show some bubbles. The subcool number does show an undercharge...either a coolant loss or I had the scale set to kilos? I think it was a potential relay. All those little black boxes look the same, and I could not see the wiring diagram without removing it from the unit. discharge temp. was around 85-110, the higher number with higher pressure. hermetic, scroll, 208 volt, high temp, used residential unit. We have dozens of A/C's, I swapped out a 13 SEER unit for an antique 12 SEER Rheem. I don't remember the amp draw, but it did increase as pressure rose. This problem developed near the end of the day. So we didn't have time to start troubleshooting. School is closed till Monday, but I have been pondering this since last night. From the questions you have led me with, I tend to suspect the compressor. The compressor was extremely hot to the touch. I think it was a potential relay. I could not read the schematic on it. I admit I am a rookie with no practical field experience. evap pressure stays steady at 70 psig. The pressure rises to around 80 psig when head pressure is forced up to 200 psig.

  • Drywalling question(gaps and jagged sheetrock).?

Do It Yourself (DIY) - 12 hours ago

    Additional Details

I'm not sure if I make sense to you, this is hard to explain. Basically there is a hole or groove about a inch deep in the sheetrock where he failed to snap the board clean. The grove is located in the middle on the ending. Now when I tape over this I can sorta see that I'm taping over a hole in a wall. I feel like this is not the proper way to do it and it can easy be "punched" through later on. What can I do to fix this gap so I can tape over something solider and the paste?

  • How do I get these trip switches on again?

Do It Yourself (DIY) - 18 hours ago

    Additional Details

Hi. I was at work and, in a fit of utter stupidity, I went to the swtichboard and flicked some of the trip switches off. Now they won't switch back on again. I tried to switch them on and they just kept going back to off. Please help before anyone notices that nothing is working. Is there an easy way to get them back on again? I don't want to get the sack. I think I might just pretend it was a storm that did it. But I don't know if I can get away with it. Please help! I think the switches are right over into the off position already but I'll check. I think I have to call in the electricians and pay for them to fix it (in the middle of the night), because if the company can't function due to a strange lack of electricity then it will cause a lot of problems and then people will get angry and I will have to hide in the cupboards again. And I don't want to do that because it's very uncomfortable after the first few hours.

Home inspection how-to Check with the Canadian Association of Home and Property Inspectors to find a regulated home inspector in your area who has met the provincial or regional association's certification requirements.

Accompany your inspector while he examines your home- this way you'll be sure to understand what he's referring to in his written report, which you should get within 24 hours of the inspection.

Lynne saw flames shooting out of the air-conditioning unit. "I ignored my gut and didn't get the home inspection."

Lesson #2 Take your time
When first-time homebuyer and Montreal resident Lauren Brown bought a house, she spent only a week searching. She and her husband had seen just a few homes on their own, and when their agent pressured them into making an offer on the first house he showed them, they did. "My gut feeling was to say no, and I should have listened to it," Lauren says. "It was too soon, but every time I presented an argument that we should see more houses, the agent would tell us that other purchasers had visited the house we were considering and we would miss out on the opportunity if we didn't act quickly."

So Lauren and her husband ended up buying a house they couldn't really afford, and with their mortgage payments sucking up too much of their income and interest rates climbing, Lauren knew they were in deep trouble. "It was very stressful, and I really started to resent the house. We eventually had to sell it because we just couldn't afford it." Aside from the financial strain the house caused, it also took a heavy toll on Lauren's marriage. "There were other factors, but I'm certain the stress associated with the house contributed to our decision to separate," she says.

So when Lauren, now a single mom, decided to buy again 12 years later, she wanted to do everything just right. She found a great agent, and instead of being pressured to decide on a house within a week, this time her search went on for nearly a year. "I wasn't in a rush, so taking my time wasn't a problem," she says. Finally, she found the perfect house. "It had everything I wanted, and it was just the right price. I was glad that I trusted my instincts and didn't settle this time," she says.

Limit your agent and your spending: Only sign on with an agent for 60 days at a time, says Ozzie Jurock, a Vancouver real-estate expert. That way, if you feel the agent's not the right fit, you can move on.

Get pre-approved for a mortgage before you start seriously searching, says TD Canada Trust residential mortgage manager Ramy Ibrahim in Toronto. That gives you a clear idea of what you can afford so you don't end up overspending.(But remember, he cautions, pre-approval isn't a guarantee for approval. It's a snapshot of your financial situation at the time, and it's subject to change.)

Lauren and her husband ended up buying a house they couldn't afford. When interest rates shot up, they knew they were in deep trouble.

Lesson #3 Get ready for war
Toronto residents Lyndsey and her partner, Tracy, hunted for the perfect house for nearly a year- and they found it. Six times. But every house they tried to buy ended up going to a higher bidder. "You start to feel as if there's a pit in the bottom of your stomach whenever you go to make an offer," Lyndsey says. "I tried to stay positive, but I was frustrated."

Sorry, Mink that your experience was so bad. No transaction is perfect and a lot of the problems you had could have been avoided with the proper clauses put into your offer. Never take anything for granted, especially from a stranger... even if it is something as simple as common decency or cleanliness!

I’m a former International (Residential) Real Estate Consultant. I like the prevalent system in the US. Seller performs an inspection prior to listing. This usually results in a more accurate list price as any deficiencies that the buyer would likely discover upon their own inspection would already by accounted for in the list price. Disclosure is the key, Americans are trigger happy when it comes to suites. Trust me, you want an inspection. I’ve seen enough inspection reports to know that the average mate does not know how or what to look for. Inspections (on average) take about 4-5 hours to perform. A newer house has a greater likelihood of passing with flying colors. The purchase and sale of City Centre homes, that have changed hands many times and endured all manners of “renovation” should be legally required (in my opinion) to have an inspection. It is an important part of consumer protection and encouraging a stable sustainable market. This leads us to the importance of the inspectors’ professional capacity. Realtor are not permitted to refer “a” specific inspector, we (yes I am one) may only present a list from which the consumer picks. Hopefully your Realtor knows how to build such a list.

Buying maybe be scary, but I was on the market for 2 years 3 months, and went through 4 realtors. During that time our hgome was abused by Buyer Realtor Agents. We even had some illegal activity from Realtors in general. When you see how a Realtor helps on TV think again. The majority of them are evil self surving people. You want a story Yahoo. contact me and I will give you one that may make people re-consider ever using a realtor. Trev

Mr. Canuck Most home inspectors take training in a variety of disciplines. Sorry to bust you butt. No, they are not experts in everything, but most can see a problem before it happens, unlike many electricians, who actually cause some problems. Get off your high horse!! We all miss some things and until everyone is perfect, as I assume you are, we will always have inspectors, and we will always have critics.

How stupid can some people be. A home inspector cannot see thru walls and cannot see the septic tank. He cannot check everything in a home during a three hour inspection. Unlike one of our famous contractors, inspectors do not remove walls or ceiling tiles. The cannot see mould behind bathroom walls and they cannot check all the wiring under the insulation in the attic. If you want a great inspection, call on a local electrician, plumber, roofer, stucco applicator, insulation person, heating professional, painter, gardener, septic service person, appliance professional, watersoftener person, window covering professional, bug and insect inspector, and a mould or IAQ person. Ask them all to show up at the house you are purchasing, ask them all to give you a report and give all the reports to your lawyer with copy to your real estate person. Gawd, some people are stupid!

We too suffered like Sarmishta Subramanian, while I was reading her experiance, I thought that some one in my family wrote this, In my case , they not even did all those things but also killed her cat and left it in the card board box near garbage pick up. Being she does'nt even moved even her shoes away from our house ( technically after we got the keys from a lawyer.)She requested us that she will come and take all of her stuffs the next morning, so being kind we accepted and after we consulted the lawyer and real estate agent. But the next morning before we arrive she came in and broke the window net and jumped inside the house ,inhooked the door and taken away all of the appliances, which was included in the agreement. When my husband arrived there , they saw him and drove away.We called the police they took all of the informations , but still we havent receive any details about those incident. It is almost 9 years over .We still cannot forget that incident. So next time for sure I know how to check and act. Learning through hardship.

Most home inspectors have no training in home construction.I am a ticketed electrician that has been called to homes. to fix problems found by people in there new houses.I asked if they had a home inspection done. They said yes. So I told them to report it to the B.B.B. It is a problem that needs to be addressed. Be very careful buying a home

I remember having asked the real estate agent for the average heating electricity monthly bill and never got an answer. No surprise -it was double of what I was paying at my old place! I had to replace furnace and water heating unit -both so old, Julius Ceasar was not born when they bought them. Real estate inspectors are a joke in Canada like the construction industry anyways using extra inflammable materials to build houses that burn so fast firemen have no time left to extinguish a cinder of the pile.
